Everything you need to know about property management services.

What services are available, and what are their prices?

We provide comprehensive management services, which encompass marketing and leasing, tenant screening, documentation, accounting and reporting, inspection and maintenance, and dispute resolution. Our packages are flexible, with costs ranging from 5-10% of the total lease value, depending on the services included. Additionally, we offer customized packages to meet your specific needs.

Why is property management necessary?

Property management alleviates the burden for property owners. We serve as the primary contact for tenants, managing payment collection, repairs, maintenance, and all related paperwork. This service is particularly beneficial for those with no prior property experience or a hectic schedule.

What does your process for screening tenants involve?

We verify a tenant’s employment details and gather valid identification documents, such as copies of their passport, visa, and Emirates ID. Additionally, we may request supporting documents, such as a salary certificate, if necessary.

How are property inspections conducted?

For individual units, we perform both check-in and check-out inspections. Additionally, a routine inspection is conducted upon lease renewal. Regarding building management, quarterly fire audits and building inspections are carried out, along with comprehensive annual inspections that include recommendations for repairs and upgrades.

When a tenant moves out of a property, what happens next?

Upon a tenant's departure from a property, we conduct end-of-lease assessments. Should repairs be necessary, a comprehensive report will be provided to both parties for collaborative resolution on cost distribution. Upon agreement, repairs and maintenance are promptly executed before proceeding with property remarketing efforts.

How do you manage security deposits?

Typically, security deposits are managed by the landlord or property management company. When a tenant moves out, any repair expenses directly caused by the tenant are subtracted from the security deposit, and the remaining amount is returned to the tenant.

Could a property manager assist me in steering clear of undesirable tenants?

While we can't assure complete avoidance of problematic tenants, we diligently minimize the risk through comprehensive background checks via proper documentation and regular inspections to detect and prevent any potential issues.

How are rental payments and expenses managed?

You have two options for rent payment: one, you can deposit it directly into your local bank account; two, you can deposit it into our company account, and we'll transfer it to you after deducting expenses such as utility bills, maintenance charges, and service fees.

What are the consequences if a tenant causes damage?

Property damages will first be assessed against the security deposit. Should the damages exceed the deposit amount, the tenant is responsible for covering the outstanding balance. Disputes regarding damages can be escalated to the rental dispute center for resolution.

What kinds of properties do you oversee?

Property Management oversees various types of real estate in the UAE, encompassing residential accommodations such as apartments, townhouses, and villas across both leasehold and freehold zones. Additionally, we administer commercial properties including offices, retail spaces, and warehouses.

How can I ensure that the tenant is maintaining my property well?

Property Management conducts routine inspections, typically coinciding with contract renewals, to identify any damages and ensure compliance with leasing terms, including prohibitions against sharing or subleasing the property.

Do you employ the most cost-effective contractors?

As a landlord, minimizing repair costs while ensuring quality service is crucial. We recognize the importance of striking the right balance between cost-effectiveness and reliability when selecting service providers. To achieve this, we have implemented a structured approach to vetting service providers. Our service level agreement includes pre-negotiated prices for both labor and parts, guaranteeing competitive rates without sacrificing quality. This ensures that our landlords receive optimal service at a fair price, safeguarding against expensive repair bills.

How do you manage maintenance inquiries?

Maintenance requests are overseen by the Customer Care team to guarantee proper documentation, execution, and subsequent follow-up. Additionally, we're in the process of developing an app for tenants, enabling them to promptly log maintenance requests directly through the application.

What managerial choices are available?

Our Property Management service is tailored to suit your specific needs, offering three distinct packages: Silver, Gold, and Platinum. Each package is designed to cater to different requirements: Silver Package: This package covers essential services such as property listing, leasing, tenancy contract drafting, Ejari registration, rental payment collection and deposition, move-in and move-out inspections, and renewal processes. Please note, maintenance coordination is not included in the Silver Package. Gold Package: Our most popular option, the Gold Package encompasses comprehensive management. We handle everything from arranging maintenance on behalf of landlords to paying service charges and utility bills promptly. Platinum Package: For owners of 3-bedroom plus apartments or villas, we highly recommend the Platinum Package. In addition to the services offered in the Gold Package, it includes a basic annual maintenance package. This comprises two AC services per year, one electrical check, and one plumbing check. Tenants benefit from unlimited callouts and expedited emergency response outside of regular working hours.

What level of involvement is necessary?

Our aim as property managers is to streamline your experience by minimizing your required involvement. However, the extent of your participation may vary depending on the package you choose. With the Silver package, you'll have some responsibility in coordinating maintenance tasks. On the other hand, the Gold and Platinum packages offer a hassle-free experience, as we handle all interactions with third-party contractors on your behalf.
